Ever since the 1st edition of my book
The Complete Guide to Buying and Selling Apartment
Buildings came out in 2001, I have had many, many requests to
provide instructional services such as coaching, mentoring, and training
through a seminar and/or so-called "boot camp" format. The problem for me,
however, was that I was always so busy doing my own deals that I never had
time to put a program together for investors like you who want to learn all
there is to know about buying and selling apartment buildings.
After doing in excess of $100 million in personal buy/sell real estate
transactions, I am at a point in my life where I am ready to back off doing
the deals and begin sharing what I have learned with people like you! So, for
the first time ever, I am now personally teaching an intense 3 day workshop
which will show investors step-by-step how to buy and sell apartment
buildings.
1. I am
NOT interested
in trying to pack a room full of 500 people to provide a cursory overview of
the apartment business. I instead will limit the number of students to a very
small group of approximately 15 investors who will be taught personally by me
and
NOT by
some inexperienced trainee. Limiting the class to such a small size will allow
us to interact with each other in an informal setting and thereby improve the
learning environment for each of you. There will be plenty of time along the
way to make sure all of your questions are answered.
2. I am
NOT interested
in charging exorbitant fees like many of the boot camps that range anywhere
from $7500 to $25,000 (and more!). The fee for this 3 day workshop is instead
a modest $3500, which is less than half that charged by most others. I want to
provide a select group of individuals with the opportunity to learn first hand
how the apartment business works without breaking the bank! And for
those of you wishing to bring a spouse or business partner, the price drops
from $3500 to just $2995 per person!
3. I am
NOT interested
in providing you with a bunch of useless information that only leaves you with
more questions than when you started just to turn around and try to sell you
another expensive program that answers those questions. I instead will teach
you by examining in great detail several actual examples of real apartment
deals. We’ll analyze them together so that before Day 1 is over, you will know
and understand what makes a good deal and what doesn’t.
4. I am
NOT interested
in presenting you with a lot of classroom theoretical nonsense that is likely
to confuse you. I instead want to teach you the practical application of
analyzing apartment deals as it applies in the real world. This means that on
Day 2, we will go out and personally kick the tires on several different
apartment buildings. It’s like shopping for a new car. You compare and
contrast all the different features of the vehicle and then determine which
one represents the best overall value. There is a wealth of information to be
learned by walking actual apartment properties. This will definitely increase
your understanding of the multifamily business by light years.
5. I am
NOT interested
in presenting all of this information to you only to leave you frustrated by
not knowing how to use it. I instead want to provide you with the tools so
that you can go out and begin buying your own apartment deals. Taking our car
analogy a step further, this would be like giving you a new car without giving
you the keys to it! Day 3 will focus on how to put the financing together for
an apartment purchase, the current state of capital markets and the near term
liquidity outlook for financing, as well as what to look for in an effective
property management team. We’ll also get into the remarkable opportunities
that exist RIGHT
NOW in the multifamily foreclosure market - how to find, rehab, and
flip, or hold if you choose. These are the perfect
Value Play
opportunities I described in my first book,
Buying and Selling Apartment Buildings.
Date: This exciting, 1st ever, 3 day multifamily workshop will be held
Nov. 10 - 12! The event will be held in Houston, TX within shuttle
distance of Bush Intercontinental Airport so that attendees do not have to
rent a car, unless of course you want to. Transportation for the Day 2 event
of kicking the tires of several apartment complexes will be provided by me.
Details for the hotel and conference room will be provided soon!
Thanks very much and I look forward to seeing you in Houston!
